Features

The space

Each cottage has been carefully restored to retain its individual character, with original exposed beams, oak floors, brickwork, traditional flooring, inglenook fireplaces and bread ovens sitting alongside handmade kitchens and beautifully designed interiors.

The three cottages offer comfortable and characterful living spaces, each with its own kitchen, dining area and sitting room. The Seed Store combines contemporary style with rural charm, featuring floor-to-ceiling curved glass, panoramic views, oak flooring and designer furnishings. The Cottage and The Cross Wing offer a more traditional Suffolk experience, with impressive inglenook fireplaces, wood-burning stoves, exposed beams and original period features. The Cross Wing's fireplace retains 16th-century markings and medieval graffiti.

Across the properties are beautifully appointed king-sized bedrooms, many with views across the grounds and surrounding farmland. Bathrooms combine traditional character with modern luxury, featuring freestanding roll-top baths and separate walk-in showers.

Outside, six acres of private gardens, lawns and meadowland surround the cottages, with a pond, south-facing patios and sun terraces providing wonderful spaces to relax, dine outdoors, walk, birdwatch and enjoy the peaceful Suffolk countryside.

The properties have been restored with great care and attention to detail. The Seed Store was awarded Highly Commended Building Conservation in the Suffolk Quality of Place Awards, while The Cross Wing underwent an extensive two-year restoration to preserve its 16th-century heritage.

Together, The Seed Store, The Cottage and The Cross Wing provide a truly special and private Suffolk escape, offering the perfect combination of space, comfort, history and countryside tranquillity for one group to enjoy exclusively.

Always here to help you

No robots. No "please press 1." Just real people who pick up the phone and actually want to talk to you. Got a question? Want a recommendation? Need to know which pub does the best Sunday roast? We're here. And if we don't already know the answer, someone in the village probably does.

Handpicked with heart

We don't do bland. Every one of our cottages is chosen because it has something special - the kind of place we'd book ourselves (or proudly recommend to Mum). If it's in our collection, it's passed the The Suffolk Cottage Collection Standard: charm, comfort, and a sense of place you can feel the moment you step through the door.

Peasenhall

The Suffolk coast is only a 20 minute drive away, and the nearest village of Peasenhall has a charming village shop, delicatessen and tea room. Local pubs of the Badingham White Horse or Dennington Queen offer delicious meals and drinks.

If you wish to explore the history of Suffolk, head a little further from the property to find Framlingham, where an impressive castle boasts walks in the grounds and fantastic picnic spots; or for a taste of the sea air, the town of Aldeburgh is only a short distance away, sporting many eateries, small shops and of course a fantastic pebbled beach.

Fall in love with the countryside of Suffolk with a stay at High Ash Farm.
