The space

The Ground Floor

Side Entrance Porch
A great place for boots, coats and for wet paws to dry off.

Utility and WC
Off the side porch. The utility room is home to separate washing machine and tumble dryer.

Kitchen / Dining Room
A huge sociable space with an extremely well kitted kitchen surrounded by windows with views of the back garden.
Appliances include an AGA, a Rangemaster cooker with 5 ring ceramic hob, coffee machine, dishwasher and fridge freezer.
At one end of the space is a large pine dining table with enough room for everyone to enjoy meals together.

Conservatory
Through a wide opening from the kitchen is this wonderful, bright room with u-shaped couch and views of the gardens all around you. Double doors lead to the patio area with large table and benches for alfresco dining, perhaps from the BBQ which the owners have kindly provided.

Formal Dining Room
A very charming room for special meals around the table which comfortably seats at least 10 people.

Sitting Room
Through an opening from the conservatory or through a door from the front porch is the sitting room. A large and cosy room to relax and watch the Smart TV or play family games. There's a huge fireplace with open fire, original beams all around to admire and lots of comfortable seating.

Snug / Play Room / Office
A very versatile room just off the kitchen, with cosy wood burner two arm chairs, a desk with desk chair and lots of toys and games for children.

First Floor

Wide wooden stairs from the kitchen lead to the main first floor of the house.

Principal Suite
At the top of the stairs on the right is the Principal Suite. The king bed sits centrally and faces the huge windows with views of the rear garden and paddocks beyond. The fabric wall hides multiple wardrobes with hanging and shelving storage, with the hidden door to the en-suite bathroom.

En-Suite Bathroom
With huge roll top bath and separate walk in shower, WC and wash basin.

Thomas Bedroom
A very cute room with two single beds. A great little room for children with a perfect handed painted Thomas the Tank Engine mural on one entire wall. A chest of drawers for storage and a window to the rear garden.

Fairy Bedroom
Another very sweet room with double bed and drawers for storage.

Family Bathroom
Across the landing from the bedrooms is this very spacious family bathroom with a roll top bath, separate walk in shower, WC and impressive wash basin and vanity unit.

The Staircase Suite
Up a small staircase from the snug is a private king bedroom with its own en-suite shower room and WC, accessed via a separate staircase and set apart from the other bedrooms, offering added privacy and independence.

Outside

The gardens at Cottage Farm are extensive and on levels. The main lawns directly out the back are surrounded by a mix of hedging and fencing. Pretty secure for dogs, but we recommended not leaving them unattended.

The patio area outside the conservatory is well furnished with a large circular table and seating for eight guests.

Guests are welcome to make use of the paddocks beyond the gardens when there are no animals grazing.

Parking

The driveway at Cottage Farm has two entrances and plenty of parking for multiple cars on the gravel.

Check-out is 10am on your departure day.

2 well behaved dogs are permitted on the ground floor, please not on the furniture. Please advise the breeds and ages of dogs before your stay.

Offton

Offton is a small village and civil parish in Mid Suffolk, England, located approximately 7-8 miles northwest of Ipswich and 4.5 miles southwest of Needham Market, near the River Gipping valley. It is a historical agricultural settlement, likely of Anglo-Saxon origin, known for its medieval castle ruins and the 14th-century St Mary’s Church.

Offton is approximately an hour from Suffolk's Heritage Coast where you can enjoy family days out galore with towns such as Aldeburgh and Southwold offering fabulous places to eat and drink, independent shops and beaches.

Coastal walks are in abundance along the beaches of Walberswick or visit RSPB minsmere for some spectacular bird watching.

A great day out with the kids can be found at Jimmy's Farm only 20 minutes drive away.

The nearest train stations are Needham Market or Stowmarket from where you can get a taxi to Offton which takes around 15 minutes.
