1. General

1.2 The Suffolk Cottage Collection acts as a letting agent for property owners. Your contract is with the property owner, unless stated otherwise.

1.1 These terms and conditions apply to all bookings made through The Suffolk Cottage Collection.  By making a booking, you agree to comply with and be bound by these terms.

2. Booking and Payment

2.1 All bookings are subject to availability.  A booking is confirmed only when a deposit (or full payment if booking within 30 days of arrival) has been received and acknowledged by us in writing.

2.2 A non-refundable deposit of 25% is required to secure your booking.  The balance must be paid no later than 30 days before the start of your holiday.

2.3 If full payment is not received by the due date, we reserve the right to cancel your booking, and the deposit will be forfeited.

3. Cancellations and Amendments

3.1 If you wish to cancel your booking, you must notify us in writing. Cancellation charges are as follows:

  • More than 30 days before the start date:  25% of the total booking value
  • Less than 30 days: 100% of the booking value
  • Amendments to bookings may be made at our discretion and are subject to an administration fee of £25

4. Damage and Security Deposit

4.1 A damage waiver fee will be charged if selected and is payable with your balance. The value varies by property size and is based on £10 cover for every £1 charged (eg. £40 damage waiver covers £400). This protects you up to the value shown on your booking in the event of any damages or breaches of terms that occur.

4.2 Security deposit: we ask out guests for a security deposit, pre-authorised against your payment card. This is in case there is any damage to the property during your stay. The pre-authorisation is automatically cancelled seven days after your departure if there is no damage.

4.3 You are responsible for the cost of any damage to the property or its contents caused during your stay.

5. Arrival and Departure

5.1 Check-in is available from 4.00pm on the day of arrival. Check-out is by 10.00am on the day of departure

5.2 Late check-out or early check-in may be possible by prior arrangement and may incur an additional charge.

6. Use of the Property

6.1 The property is to be used solely for holiday purposes and may not be used or sublet or used for commercial purposes.

6.2 The maximum number of guests allowed at the property is specified in the booking confirmation and must not be exceeded.

7. Pets

7.1 Pets are only permitted in properties where explicitly stated and must be disclosed at the time of booking.  Additional charges may apply.

7.2 You are responsible for cleaning up after your pets and ensuring they do not cause damage or disturbance.

8. Liability

8.1 The Suffolk Cottage Collection and the property owner accept no liability for loss, damage, or injury to you or your belongings during your stay, except where caused by negligence.

8.2 You are advised to arrange appropriate travel insurance to cover your stay.

9. Complaints

9.1 Any complaints should be reported to us immediately to allow us the opportunity to resolve the issue.  Complaints reported after departure cannot be considered.

10. Force Majeure

10.1 We shall not be liable for cancellations or changes caused by events outside our control, including but not limited to natural disasters, pandemics, or governmental actions.

11. Governing Law

11.1 These terms and conditions are governed by the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of the English Courts.
