The Space
Ground Floor
A warm and bright open plan kitchen/dining/living space with doors to the ground floor king bedroom and family bathroom.
The front stable style door leads from the decked area outside into Boathouse which has wooden floors throughout and gas fired central heating.
Kitchen/Dining
The L shaped kitchen provides everything groups of guests will need for a self-catering short break or holiday. Appliances include a four ring gas hob with electric oven beneath, A slim line dishwasher, a microwave, a full size fridge with two drawer freezer, a Nespresso coffee machine, toaster and kettle. The cupboards are home to all the cooking and baking equipment plus lots more in the wooden dresser in the living space. The workspace extends to a breakfast / dining bar with four wooden stools. NB there is dining seating for four people at the breakfast bar.
Living
The living space offers comfortable and relaxing seating for four with a three seat sofa and a leather arm chair. The large LG flat screen is a Smart TV and the WiFi in Boathouse is perfectly suitable for streaming services such as Netflix if you bring your own devices.
Ground Floor King Bedroom
This sophisticated French boutique style bedroom is perfect for couples and has views of the beach with sea beyond. The king sized bed is positioned centrally with bedside lamps. The high ceilings and large window create an airy atmosphere, with storage in the cream cabinet and hangers for clothes on the wall.
Family Bathroom
This well-proportioned room offers a modern white bathroom suite which includes a bath with shower over and glass shower screen, a wash basin with mirrored vanity cabinet above and a WC. There's also a heated towel rail.
Attic Bedroom / Dormitory
White wooden stairs with bannister rise from the ground floor to the attic dormitory. Positioned in the eaves of the building is an attic dormitory which sleeps two adults and two children comfortably in the bespoke, purpose built beds. There are two standard three foot single beds either side and a double bed at the rear of the room. Guests can store clothes and belongings in the shelves at the top of the stairs and in the three wooden drawers in the double bed space. Please understand that due to this room being in the eaves of the building, the head height is restricted, especially over the beds.

Outside
The decked area wraps around the Boathouse and leads to a picket gate which guests can use to access the beach, through the fenced heath area.
There is a table and chairs for guests to use beside the Boathouse and in the warmer seasons.
If you bring a dog with you, please make sure you clear up after him/her and do not leave him/her unattended at any time.
There are dogs at the property next door who may have a little bark from time to time, especially when there’s another doggie neighbour.

Parking
There is plenty of off-road parking on the drive way, outside the gates.
House Rules
Check-in is 4pm unless arranged in advance with our team.
The key is in a key-safe, the code for which will be sent to you during the week prior to your arrival.
Check-out is 10am on your departure day.
Spinneys Boathouse is a pet friendly property but we ask that dogs remain on the ground floor and do not jump on the furniture.
The property sleeps up to six guests however, house rules restrict adults to four as there is not enough seating space down stairs for more than four people.
Please bring your own beach towels and do not take the white ones from the property to the beach.
There is a BBQ for guests to use in the warmer seasons.

Thorpeness
Thorpeness is home to a heathland Golf course and Country Club. During the warmer months there’s boating and kayaking on The Meare and the village is home to The Dolphin Inn, The Kitchen and a popular café next to the Meare.The bustling seaside town of Aldeburgh is only a couple of kilometres down the road or beach if you'd like the walk.
Guests will need a car or taxi to get around the area. The bus routes are few and far between.
Guests are welcome to bring bikes and comfortable shoes as the area offers plenty of walking and cycle routes.
