Situated in rural Suffolk between the villages of Badingham and Dennington nr Framlingham. Offering up to four guests, in a king and a twin, a fabulous short break or holiday, Polly’s yard has a mature cottage garden, spacious open plan living area and two bathrooms.

Features

The Space

Open Plan Living
Perfectly laid out for groups of four, Polly’s Yard offers lots of ground floor space with access to the garden at the back and courtyard to the front. High ceilings and lots of windows allow the light to flood through this fresh sophisticated space.

Kitchen/Dining
Happy cooks will have all they need in the fully equipped kitchen to enjoy meal preparation, with the company of the group, in this social area. There’s a Rangemaster oven with grill, a ceramic hob and hood over, surrounded by beautiful real wood worktops.

The kitchen benefits from a full size dishwasher, washing machine and free standing fridge freezer (with 2 shelves). All the glasses and crockery guests will need is in the smart white dresser on the far wall.

There is plenty of space around the large table with four chairs for lazy lunches and evening suppers.

Living
The living space features a comfortable three seater sofa and two chairs, around a central coffee table. Guests can feel cosy in the cooler months with the fabulous wood burner, whilst watching the smart TV.

Dedicated Workspace
With views of the garden to the left and the cosy wood burner to the right, this is the perfect place to get a spot of work done if you need to.

King Bedroom
A stylishly designed room with high ceilings and two windows, providing lots of light. The king sized bed sits centrally between matching side tables with lamps. There’s a large chest of drawers for guest’s clothes and a hanging rail. A door from the king bedroom leads to the en-suite wet room.

Ensuite Wet Room
A modern white suite with rain shower, basin and WC.

Family Bathroom
On the ground floor through a door from the entrance hall, the well-proportioned family bathroom features a bath with shower over and shower screen, WC and wash basin.

Twin Bedroom
Wooden stairs with handrails and with one turn, rise from beside the kitchen, to the twin mezzanine bedroom. A characterful room in the eaves of the building with exposed beams and a Velux window with blind. Twin pine beds offer two adults or older children a good nights sleep between the crisp white linen sheets. n.b. There is no door to the stairs or the twin bedroom.

Outside

A very pretty, mature cottage garden awaits guest’s arrival, partially laid to lawn with a patio just outside the doors. A super spot for alfresco dining while the sun goes down.

The garden is surrounded by a mix of hedging and fencing.

We recommend, for safety, that dogs are on the lead outside the garden, especially on the driveway as it is close to the main road.

There is a charcoal BBQ available to use with utensils in the kitchen drawer.

On the other side of the property is a private courtyard with bistro style table and chairs for four.

The sun comes up on this side, perfect for a morning coffee.

Parking

There is space on the driveway for two cars. There is one EV charger for guest use. Contact with The Suffolk Cottage Collection and/or the owners prior to using the EV charger.

The Driveway is not gated and we recommend that dogs are kept on the lead until you enter the garden.

The Garden is surrounded by a mix of hedging and fencing. We would recommend that dogs are kept on a lead in the garden as the road beside the property can be busy.

Check-in is 4pm unless arranged in advance with our team.

The key is in a key-safe, the code for which will be sent to you during the week prior to your arrival.

Check-out is 10am on your departure day.

Please consider that although the property is set back from the road and separated by a tree-lined garden, there is still some traffic noise when sitting in the garden.

Dennington

Polly’s Yard is located through a gateway off the main road between Dennington and Badingham. There is allocated parking for two cars to the side of the property, next to the EV charger and a private gate into the garden.

The property is located on the A1120 between the villages of Dennington and Badingham. You will need a car to travel to other villages and towns.

There is a wonderful village pub called the Dennington Queen which has a great children's park and playing field behind it.

There's a cafe on the village green and lots of shops and cafes in Framlingham which in only a five minute drive away.

The coast with sandy and shingle beaches is 30 minutes drive away.

There's lots of activities locally for adults and children.
