The Space
Entrance
From the off-road parking space, step down to the patio with stunning views of the gardens and landscape beyond, and enter this charming countryside cottage into the living/dining space.
Kitchen
The bespoke, hand-made and well equipped kitchen offers guests everything they need to prepare meals on their self-catering holiday in Suffolk. Appliances include an integrated waist-height electric fan oven with separate grill, a four ring gas hob with extractor over, a slim line dishwasher and free-standing fridge freezer.
Utility Room
A practical space beside the kitchen with washing machine and sink with worktops.
Sauna and Shower
Beyond the utility is the electric sauna (a rare find at such a property), which comfortably seats four people. The walk-in shower beside it is a very useful addition to the cottage.
Dining Area
To the right of the entrance door sits a large dining table with a pew and chairs, to seat at least four holiday guests. Surrounded by windows with views of the gardens, the dining area is a light and bright room, perfectly located close to the kitchen.
Living Room
Up a step from the kitchen/dining area is a snug living room with three seat sofa and two wingback arm chairs. This cosy room features a large wood burning stove which everyone will love to snuggle or read beside, in the cooler seasons.
Bathroom
A uniquely styled room with mosaic tiles and a claw foot, roll top bath, in a slightly raised position, through an archway. The ground floor bathroom also offers a large wash basin and WC with handmade wooden seat.
Snug Room
Located at the rear of the cottage is a snug room with soft leather couch and a bespoke, handmade work space, set in the alcove. This room can be used as a quiet place for work or reading, with views of the garden.
First Floor
Carpeted stair with a handrail rise to the first floor where three well proportioned bedrooms can be found, all with views of the gardens.
Super King Bedroom
To the right of the landing is the first bedroom with a huge super king bed, drawers and a wardrobe for storage.
Double Bedroom
Straight ahead of the landing is the double bedroom with a useful wash basin and a wardrobe for storage.
King Bedroom with en-suite WC
To the left of the landing is the king bedroom with en-suite WC. The king bed sits centrally in the room and faces the large window with uninterrupted views of the garden. There are drawers and a wardrobe for storage.
Outside
Brick Kiln Holdings is surrounded by 2.5 acres of gardens. With mown paths through the meadow land, wild flowers and the large pond; the garden is abundant with wildlife and natural habitats. Please note: the pond is unfenced and very deep. Please keep dogs under control to protect them and the wildlife in the garden. Guests are welcome to use disposable BBQs responsibly if they wish. The garden is great for games, picnics and exploring.

Parking
Parking for one car on the drive beside the house and further parking for another car in the grass lay-by beside the gate to the property. Please do not park inside the gate on the garden.
House Rules
Arrival is 4pm and departure is 10am, unless prior arrangements are made. Our cleaners require access to the property from 10am.
The is a large, unfenced pond in the garden with warning signs around. Guests must keep control of pets and children for their safety in the garden.
Although the property has three double bedrooms, due to the limited bathroom facilities, the number of guests permitted to stay at Brick Kiln Holdings is four.
Parties, stag and hen parties are not permitted.
